Q: Can I make rental payments each month without using autodraft?
A: Our policy for normal rental collections is a standard auto-debit, processed on the 1st of every month. This can be set up from a financial account of your choosing, which includes a checking, savings, investment, or other type of account; but we do only offer auto-draft for the monthly installments. It’s a free service from Vista Lago to you.

Q: Do you autodraft the initial payment/deposit?
A: The initial rental payments, deposits, etc. are paid with a personal check or cashier’s check at the time of move-in, or other arranged intervals. Once moved in, each new resident is required to fill out the ACH form by the 20th of the month prior to the first full month’s rental payment.

Q: Are there any units with less than three (3) bedrooms?
A: All of our residences are three (3) bedrooms, two (2) bath, with a one (1) car garage. Most everyone has found that the 3rd bedroom serves them well as a home office, fitness room, or guest room.

Q: Do you have any units with a fireplace?
A: Our properties are equipped with many features, and we pride ourselves on the finely appointed decor. However, we do not offer any units with fireplaces, of any kind.

Q: Do you have any buildings with a two (2) car garage?
A: Each of our residences has a generously sized one (1) car garage, however, we do allow up to three (3) vehicles per unit.

Q: What is the school district for Vista Lago?
A: Elementary school: Dixie Elementary
      Middle school:  Three Lakes Middle School
      High school:  Robert E. Lee High School

Q: What kind of pets do you allow?
A: We allow dogs and cats. However, we do reserve the right to restrict certain aggressive dog breeds. NOTE: We strictly prohibit reptiles, insects, birds, rodents, venomous creatures and domesticated farm animals.

Q: How big are the fenced yards?
A: The privacy-fenced yards at Vista Lago are approximately 40 feet wide and 30 feet deep. More than enough space to play catch, chase a dog around, or have a backyard BBQ!

Q: What are the requirements for residence at Vista Lago?
A: We look at a number of factors and criteria when considering a new resident for our community. The short list is: employment history and income, credit history, rental or ownership history, along with background and/or criminal history.

Q: Is there a credit check?
A: As a part of the application process, there is the possibility of a credit check. We take into account many factors when reviewing potential residents and a credit check may certainly be necessary in some cases.

Q: How long are the lease terms for Vista Lago?
A: All of our units are leased for the duration of 12 months. When the initial lease term approaches its expiration, we send out a notice offering optional lease terms and rates and await the resident’s direction on how they wish to proceed.

Q: When will my move-in date be scheduled?
A: Your move-in date is subject to your needs. If you need something now, or within a few weeks, or even months, we use the Property Lease Commitment to address each scenario. If you are interested in securing a residence at Vista Lago while a  property is still under construction, you may fill out and submit the Property Lease Commitment form as well. Once your application is approved, placing a hold deposit in advance will enable you to occupy your new residence once construction has been completed and a move-in date has been established. Please take time to review this form and contact our representatives should you have any questions. Please be advised that the funds you will submit to bind the agreement are non-refundable if you default by not fulfilling the guidelines outlined within the commitment.

Q: What payment is due upon move-in?
A: Upon move-in you would be responsible to pay any prorated rents for the current month, the first full month’s rent (if moving in after the 10th day of the month), your security deposit, and any pet fees. *NOTE: All utilities and services need to be established in your name prior to your move-in date, and some of those companies may require additional deposits or pre-payments outside of our control.

Q: Can we add shelving/tool hangers to the wall of the garage?
A: You may hang pictures, wall art, and other decor to the interior of the residence, and in most cases minimal hanging mechanisms in the garage. *Be advised that any items installed in a “permanent” manner to the property, become a part of the property once installed. And, if the items are removed, it may be outside of a “normal wear and tear” condition that is allowable within your lease agreement. Basically, if the installation and removal does more damage than normal, then you may have an additional deduction from your security deposit to restore condition to our standards.

Q: What yard maintenance does Vista Lago handle?
A: We maintain the entire property including the following: mow, edge, blow, trim shrubs, plant flowers, tend to the guttering and drains, blow leaves (seasonally), inspect for insects (ants, spiders, etc.), adjust irrigation systems, and access the front and backyards to keep each and every residence in top-notch shape. Interior maintenance is performed on an as-needed basis, except for the HVAC system filters. We perform an inspection of this system every month and change the filters each time, or as needed. This service is performed between the hours of 8:00AM and 5:00PM.

Q: Can we plant flowers in the ground?
A: You may use containers of reasonable sizes to plant flowers or other vegetation, but our front flower beds are maintained by our maintenance crew in order to have a uniform look and appeal. Any and all containers need to be placed on a solid surface (i.e. concrete areas) to avoid damage to the lawn. Some residents have used plant stands, and even small hanging brackets attached to the fence to enhance their yards. *Please note that any items such as lawn chairs, grills, etc. placed on the lawns must be removed prior to our maintenance crew performing scheduled maintenance. Additionally, the gates may not have locking devices installed. Unrestricted access is required at all times.

Q: In what other areas can I find a Vista Lago community?
A: We are working to expand our community presence in Texas, but at this time, only offer residences in Tyler, TX.
